The States have approved the final grant in a series totalling £10.7 million towards the Guernsey Housing Association's development of 70 affordable homes on the former CI Tyres site, now known as Court Falaise.

The funding, provided through the Affordable Housing Development Programme, will support the purchase of land and construction of 61 one-bedroom and nine two-bedroom homes reserved for households unable to access the private rental or purchase market.

The Committee for Housing and the Policy & Resources Committee have both approved the final development proposal for the site, marking a significant milestone for the project.

Affordable housing in Guernsey encompasses social housing, key worker housing, specialised housing and intermediate market housing, including partial ownership schemes.

Deputy Steve Williams, President of Housing, said: "We're pleased to provide significant financial support towards these 70 new homes. Delivering new homes in Guernsey is essential to help alleviate housing pressures and we look forward to seeing this development progress."

Deputy Lindsay de Sausmarez, Policy & Resources President, said: "I'm excited that housebuilding can finally start at Court Falaise: it's a good location and the plans look fantastic. I remember meeting there with Deputy Williams (both of us then in different roles) when the site was first bought and talking about the number of new affordable homes it would provide. 70 far exceeds what we then thought possible, so this is great news for the island."

Lisa de Kooker, Chief Operating Officer at GHA, said: "We are incredibly proud to be delivering Court Falaise, which will provide 70 much-needed affordable homes for Guernsey. Reaching this point has required detailed planning and a great deal of hard work by a number of people, in particular our development manager, Pila Consulting. We are delighted to have reached this milestone and look forward to working with Groupe Legendre to deliver these homes for the island."

She added: "The capital grant from the States of Guernsey is a vital part of making this project possible, and we are grateful for the support of the Committee for Housing and the Policy & Resources Committee in helping this important development move forward to construction."

The development will see construction begin on a site that will exceed initial projections for the number of homes that could be accommodated.

Groupe Legendre has been appointed to carry out the construction work, with Pila Consulting serving as development manager for the project.

Luc Richard, Director of Groupe Legendre in the Channel Islands, said: ‘Our work on this project is part of a long-term commitment to the island and follows the opening of our new Guernsey office earlier this year.

"The former CI Tyres Yard has a great deal of potential, and we look forward to working alongside GHA and Breton to help bring it back into productive use, supporting the delivery of affordable housing in Guernsey."

Brent Green, Managing Director of Breton Construction, said: "Breton Construction is delighted to be working in partnership with Legendre and Guernsey Housing Association on the delivery of the CI Tyres redevelopment project.

"This important development will provide much-needed high-quality homes for the Island, supporting GHA's commitment to increasing the supply of affordable housing within the community. We are proud to be contributing our expertise to a project that will have a lasting positive impact for Guernsey residents and future generations."
