Planning permission has been granted for a new housing development at Braye Road, Vale.

The proposal, initiated by Rosaire Properties Limited, includes the construction of 13 one-bedroom units and 29 two-bedroom units on a site located at Cleveleys Vinery.

The development site is just under one hectare, bordered by existing residential properties on the north and west sides, as well as agricultural land and an industrial area to the east and south.

Public feedback on the proposal highlighted concerns mainly related to insufficient communal spaces and potential traffic congestion due to an increase in vehicles.

Planners said that the development aligns with the Island Development Plan’s goals for residential growth in areas with access to amenities and infrastructure.

The one-bedroom properties are located to the northwest corner of the site and comprise of two storey pitched roof terrace dwellings.

The remaining buildings are two bedroomed properties, and comprise of two storey pitched roof dwellings, some of which are semi-detached and the remainder are terraced into blocks of three four or five units.

Each of the dwellings has a private rear garden and allocated parking spaces - one for each one-bed unit, two spaces for all but one two bed unit and six visitor spaces.

Vehicular access will be from Braye Road.

Among various planning conditions, the development will require the submission of a Construction Environmental Management Plan prior to any demolition or construction work.

This plan must address community engagement, measures to mitigate disruption, detailed construction hours, and strategies for construction traffic management.

Landscaping is also a focus, with plans that detail native planting, retention of existing hedgerows, and measures to promote local biodiversity, reflecting the aims and objectives set out in the Strategy for Nature.

Further conditions include the implementation of noise control measures to minimise the impact of construction on neighbouring properties.
